The Costa del Sol and the Levant are the favorite places to buy a new home

Coastal and beach destinations are becoming constantly the main markets to buy a second home in Spain. In addition, the demand for new construction in these areas is recovering with the economic recovery from the financial crisis, according to a study by Aedas Homes. In Spain, the Levante region and the Costa del Sol are the places to buy new buildings for use as holiday homes.

The demand for housing by the Spanish sea focuses mainly on the purchase of second-hand homes and potential buyers increasingly want to purchase new buildings rather than used properties, according to the study prepared by Aedas Homes on the demand for new buildings.

Up to 76,8% of people interested in buying a new house, just like the Costa del Sol, use it as a holiday home or a second residence. This is followed by the Levante (28.3%), whereas Spain has a national average of 19%. In large cities, this figure is less than 10%, whereas Barcelona (4.9%), Seville (1.6%) and Madrid (1.3%) are less popular destinations for holiday homes.

"Half of the prospective purchasers of a new Costa del Sol home are not Spanish. Most of these ex-pats look for two bedroom homes to become a house that isn't their home, which doesn't correspond to the demand of other residential markets," says Javier Sánchez, Director of Marketing and Innovation at Aedas Homes. "Ex-pats also appreciate spacious rooms, views, terraces and locations with nearby services."

Spain's foreign buyers account for up to 75% of the market for potential new building buyers, especially those from northern Europe. Again, on the Costa del Sol and in the Levant, this percentage remains high but drops substantially at other destinations like cities.

The budget available for these potential buyers of new buildings on the Costa del Sol is around EUR 338 000, second only to the buying power of Madrid's property buyers (490,000 euro).
